About Guestling House

Guestling House provides a warm welcome and a cosy B&B stay in this Victorian style building. This rustic country home sits in 20 beautiful acres of rolling farmland, nestled in the East Sussex countryside, conveniently placed between the historic towns of Hastings and Rye.

There is ample parking at the Farmhouse and the A259 is on the doorstep, so local sites of interest can easily be reached by car, bus and bike, with plenty of local walking routes to suit ramblers and those seeking fresh, country air. There are ancient woodlands to explore and a newly planted Estate vineyard, producing English wines. Locally made wine and cider can be purchased to enjoy al fresco or inside by the log fire.

Our Rooms

Guestling House provides 10 rustic bedrooms, some ensuite but all with their own bathroom, so groups and families are all welcome. Natural wooden floors and large windows ensure maximum light and views.

Food & Drink

A simple continental breakfast can be delivered to rooms each morning and the informal, country style kitchen can provide hot, home-cooked soups for hungry travellers and those returning from long country walks.

Vineyard & Kitchen Garden

Guestling Farmhouse has its own kitchen garden where fresh herbs and vegetables will be used in home cooked dishes to sample. Guests are welcome to pick their own when in season.

Local Area

Local area attractions include the historic towns of Hastings, Rye and Battle, as well as Bodiam Castle and the beautiful countryside of East Sussex.

Charming, homely and brilliant value. ☺ If you want somewhere very reasonably priced which also feels like you're a guest at someone's home, this is the place for you. The staff were incredible, lovely people who couldn't do enough. Loads of parking available, a lovely welcome as you come through the door and the room was minimalist but rustic and cosy. Very pleasant. The breakfast was a very well thought out and plentiful bounty of treats, including fresh ground coffee and a caffiterre! If you're in the area or looking for a place to stay before or after the tunnel or boat, I can't recommend this place enough. ☹ The shower in my room was tiny, but bear in mind, I'm 6ft 7 and 20 stone, so not many showers are built for people my size! Might not be the best for those with mobility issues.

Very pleasant stay - can't wait to visit in summer ☺ The room was sooo cozy! The weather was cold and wet while we were staying but the room remained warm and pleasant. So was the living room, and I'm sure the patio and garden are splendid as well (we didn't get to enjoy them due to the weather) We also liked that the host shared their location prior to the arrival to ensure we would find the entrance to the property. ☹ Nothing, everything was perfect.

Absolutely exceptional value for money. Beautiful b&b in a gorgeous location. ☺ Exceptional value for money Liked the addition of the breakfast hamper Comfy bed and very comfy sofa in the room Loved the log fire in the shared sitting area Beautifully decorated room with tastefully chosen accents Spotlessly clean ☹ Bed headboard hit the cabinet behind it every time we moved or climbed onto the bed, we were afraid of breaking the stuff on top so had to slide the cabinet forward. Breakfast hamper would have been nicer if it included maybe muffins or bread and jam. We’re not big pastry people. The ground coffee and caffetiere was a really lovely touch though, and we thought the milk in the glass bottle was just adorable ☺️

The place ,I would like to come back some day. ☺ The place itself ,beautiful house , lovely country side . The hosts started this recently , first year In business. Close to Hastings ,short drive to town . I would say they done well. Nice breakfest in the morning . Quiet and peaceful ,what we were looking for. Great thanks to land lady ,that she sent to us live location map ,easier to find the place in dark. ☹ None. Even thought house is next to the road ,noise was not the problem or nuisance. Easy drive to town ,to all directions. Also ,lot of parking ,which is great. No squeezing , no hustle ,etc. Plenty of space,freedom.

Superb ☺ Location peaceful. Nice text from host beforehand giving live location as it was dark. Very good value for money. Very clean. Comfy bed. Very warm welcome with complimentary glass of wine, though it was New years eve so not sure if this is usual.We assumed room only for the money but were pleasantly surprised to discover a continental breakfast delivered in a picnic basket placed outside our door with lovely warm pastries, fruit , generous supply of orange juice and filter coffee. In daylight was wonderful views of the vinyard. A great find we will be back. Thank you Shannon. ☹ No tv but this in a way was refreshing. Access to a communal gorgeous lounge instead.

This was a return stay as enjoyed it so much the first time. Equally impressed this time with location, staff, room and food. Had a wonderful time, can’t fault it. Highly recommend to anyone for a break away.

Not sure what I expected, and on first glance I though faulty towers, but was way wrong loved the whole stay there, staff were awesome, rooms were spacious and clean, grounds were great to walk around. Got a nice little hamper in the morning left outside the door. Chickens enjoy a stroke in their run. Overall highly recommend and really enjoyed our stay

Loved absolutely everything about my stay here. The view was superb, it was peaceful, the host was extremely accommodating and friendly. We could have used a few more toiletries in our bathroom but the host was so kind feel that asking would not have been a problem. The room was spacious, very light and airy despite the temperature and eloquently decorated. The host was lovely enough that in our breakfast basket she added some gluten free items so didn't go hungry... this meant so much to me. We could have done anything during our stay, visit the chickens, ask any questions... it truly was lovely. The room was on the ground floor which was absolutely fantastic for the two of us with mobility issues, which we had forgotten to disclose. The breakfast basket was plentiful, everything provided was to perfection, the host was kind enough to include gluten free items for myself. Such a beautiful, peaceful location with the ability to totally relax.

Great place. No TV in the room. Peace and quiet. Only down side is the cups are tiny. Take your own mug.
